DL E&C plans to sell a total of 536 units of the 'e-Pyeonhansesang Centum Riverluche' in Banyeo-dong, Haeundae District, Busan, this month. The development is characterized by its proximity to the Centum 2 District Urban High-Tech Industrial Complex and Myeongjang Park, with a focus on smaller housing types.

On November 2, DL E&C announced that it will launch the 'e-Pyeonhansesang Centum Riverluche' through the redevelopment project of Banyeo District 4, located at 668-1 Banyeo-dong.

The complex will consist of five buildings with three basement levels and 36 above-ground floors, offering units with sizes ranging from 47 to 84 square meters. Of these, 259 units will be available for general sale, including 46 units of 47 square meters, 36 units of 59 square meters type A, 84 units of 59 square meters type B, 19 units of 84 square meters type A, 32 units of 84 square meters type B, and 42 units of 84 square meters type C.

Nearby, the Centum 2 District Urban High-Tech Industrial Complex is under development, covering approximately 1.912 square kilometers in Banyeo-dong, Bansong-dong, and Seokdae-dong. This project aims to attract advanced industries such as information and communication technology (ICT), converged parts and materials, and video content, with a completion target set for 2032.

Additionally, a private park development project is underway at Myeongjang Park, which will span about 780,000 square meters and include plazas, sports fields, soccer fields, and a community center.

In terms of transportation, the complex is located within 600 meters of the Busan Metro Line 4's Geumsa Station. Residents can access major areas in Busan, including Centum City, via the Wondong IC and Suyeong Riverside Road. Samgeo Elementary School is also nearby, and some units are expected to offer views of the Suyeong River and Okbong Mountain.

Inside the complex, all housing types with a size of 59 square meters or more will feature a master bedroom walk-in closet, and all 84 square meter units will include an entrance pantry. Community facilities will include a fitness center, indoor golf practice area, kids' lounge, and a small library. The landscaping will incorporate DL E&C's landscaping brand, 'DePoem.'

The area is notable for its high proportion of aging apartments. According to Real Estate R114, 73.69% of apartments in Busan are over 10 years old, with Banyeo-dong reaching 87.87%. In the past five years (2021-2025), only 452 units of small housing under 60 square meters have been sold in Haeundae District, accounting for 9.31% of total sales.

A company representative stated, "The location connects the Centum and Dongnae living areas, attracting interest from buyers looking to upgrade from existing Banyeo and Jaesong properties, as well as those seeking to enter the Haeundae living area."

The housing exhibition center will be established at 473-1 Oncheon-dong, Dongnae District, Busan.

Meanwhile, DL E&C reported a consolidated revenue of 1.5065 trillion won and an operating profit of 107.3 billion won for the third quarter of this year, marking decreases of 21% and 8.1%, respectively, compared to the same period last year. However, the cumulative operating profit for the third quarter reached 424.1 billion won, a 30.9% increase from the previous year, surpassing last year's annual operating profit of 387 billion won.

Cumulative new orders also rose by 31.0% to 7.2154 trillion won. While profitability improved due to stabilized housing project cost ratios and enhanced cost management, the operating profit for the third quarter decreased due to additional construction costs for the Shahin project.
