In November, over 44,000 apartment units are set to be offered nationwide, representing a 58% increase compared to the same period last year. This surge is attributed to major redevelopment projects in the metropolitan area and large-scale complexes in regional areas.

According to real estate platform Zigbang, a total of 60 complexes are expected to offer 44,358 apartment units this month, up from 28,064 units sold in November of last year. Among these, general sales are projected to reach 34,909 units, a 95% increase from the 17,894 units sold in the same month last year.

However, it remains uncertain whether all planned units will actually be supplied. In October, 38,032 units were initially slated for sale, but only 27,714 units were actually supplied, resulting in a performance rate of about 73%. For general sales, only 21,632 out of the planned 32,133 units were offered, yielding a performance rate of approximately 67%.

Regionally, the number of units planned for sale in regional areas surpassed those in the metropolitan area. Regional offerings account for about 55% of the total, with 24,507 units compared to 19,851 units in the metropolitan area.

In the metropolitan area, Gyeonggi Province leads with 11,275 units. Notable projects include 'Hillstate Goduk Elit' in Pyeongtaek's Goduk District and 'Uijeongbu Station Palace Tower Yangwoo Naenae' in Uijeongbu, among others.

Seoul is set to offer a total of 6,605 units, with 2,457 units available for general sale. The 'DH Banpo 124' in Seocho-gu is expected to provide 1,801 general sale units, accounting for about 73% of the total general sale units in Seoul. Other upcoming projects include 'Seocho Lotte Castle Art Palace' and 'Harington Place Mullae' in Yeongdeungpo-gu.

In Incheon, 1,971 units are expected to be supplied, primarily in the Geomdan, Songdo, and Gyeyang areas. Key projects include 'Geomdan Centreville Grand Foret' (843 units) and 'Songdo Daekwang Rosebian Moa Elga' (592 units).

Regionally, Gyeongbuk leads with 6,083 units, followed by Busan with 4,567 units and Sejong with 3,547 units. Together, these three regions account for approximately 58% of the total regional offerings.

In Gyeongbuk, projects such as 'Pohang Jangseong-dong Redevelopment' and 'Gumi Park One Desian 1st Complex' are in the pipeline. In Busan, 'Ilgwang The S' and 'Hoban Summit Choryang' are among the upcoming offerings. Sejong is planning sales in multiple blocks in Dasom-dong and Hapgang-dong.

Additionally, 3,409 units are expected in Gwangju, 2,080 in Chungnam, 1,542 in Daegu, 1,479 in Jeonbuk, 1,238 in Ulsan, and 562 in Gyeongnam.

Zigbang noted that while the number of general sales units is expected to rise significantly compared to last year, the actual supply may vary due to changes in sales schedules. Prospective buyers are advised to check the recruitment announcements for details on prices, deposit schedules, and loan conditions.

Meanwhile, Zigbang reported that personal transactions for officetels in Seoul fell by 21.6% year-on-year in September, totaling 581 transactions. However, transactions for units sized between 40 and 60 square meters increased, indicating a growing preference for mid-sized officetels suitable for actual residence.
