The site is adjacent to Chunghun Park and Anyang Saemul Park. Nearby educational institutions include Seoksu Elementary School, Anyang Middle School, and Chunghun High School, providing a walkable educational environment. The location also offers convenient access to Seoul and the metropolitan area via Gwangmyeong Station, which serves the Seoul Subway Line 1 and KTX, as well as the Gwangmyeong General Terminal.


The Lotte and Hyundai consortium's design includes a sunken garden, a large plaza, and a 4.5-kilometer themed walking path. They also proposed specialized community facilities, including a sky lounge on the 32nd floor to enhance the living experience.
